THE MISSION:

PRIMARY FUNCTION:

Reporting to the Community Manager, the Leasing and Marketing Consultant will assist with the responsibilities of the day to day of operations for the portfolio. Responsibilities will include, but are not limited to, staffing, leasing of units, external vendor relationships, operational systems, marketing, promotions and public relations, policy and procedures, computer housekeeping, and financials. The Leasing and Marketing Consultant is responsible for assisting the Community Manager with the maximization of income while reducing and controlling expenses. This is a position of substantial responsibility, requiring strong financial performance as well as effective performance in the supervision of personnel as required, records maintenance and proficient use of the Yardi Property Management System. Excellent computer skills are essential.

EDUCATION, EXPERIENCE, KNOWLEDGE & SKILLS:

Bachelor’s degree or equivalent combination of education and experience. Must have a willingness to obtain First Aid/CPR certification.
Must have a working knowledge of YARDI, MRI OR RENTROLL.
Excellent computer skills and math ability. Must be able to demonstrate proficiency in Word, Excel and Outlook

PRINCIPAL DUTIES & RESPONSIBILITIES

• Management of an ongoing delinquency reduction plan by ensuring efficient and accurate rent collection, and computer input and liaison with legal counsel for the purpose of efficient collection of monies owed including eviction procedures when necessary.
• Assistance with the apartment leasing process in an effort to ensure full lease-up and maintenance of high occupancy levels and the lease renewal process by providing rental assistance and lease approval. This process will also include the preparation and mailing of renewal offers to existing residents; logging of responses and the management of the portfolio totals in reference to availability. Also, responsible for approval, entry and presentation of all rental applications, both new and renewable to the Community Manager for execution.
• Management of the portfolio property licenses and renewal process by liaison with counsel and the City to ensure maintenance of license records.



• Assistance with the check out process by working with the Community Manager to
ensure efficient processing of documentation for compliance with SODA requirements. This will include, but not be restricted to accepting keys for departing residents and performing inspections of vacated properties in order to evaluate damage inspections submitted by the zone maintenance supervisor.
• Assistance with ensuring an accurate record of availability, compatible with the lease renewal report.
• Assuring efficient and accurate resident check-in by working with front office personnel. Reviewing and processing resident leases and lease information in an effort to ensure smooth apartment turnovers.
• Responsible for investigating and responding to concerns and complaints from residents, in such a manner that provides accurate information and fosters good public relations and for reporting status to Community Manager including serious issues which may require Management intervention.
• Assistance with the preparation of weekly reports relating to portfolio performance as required by the Community Manager.
• Assistance with developing and instituting advertising & marketing programs to position portfolio properties in the marketplace as required by the Community Manager.
• Assisting with developing and instituting resident retention programs as required by the Community Manager.
• Working in cooperation with other Campus Property Management Inc personnel to ensure efficient and professional service to all residents.
• Maintaining daily office hours and projecting a high degree of visibility and availability to all residents.
• Participating in continuing education, professional and personal development opportunities.
• Performing other duties as assigned by the Management team.


PHYSICAL REQUIREMENTS

The position requires the ability to physically inspect the property in its entirety, the ability to oversee any and all maintenance functions, assist with emergency measures as required, and the ability to withstand all weather conditions in excess of 90 degrees and below 32 degrees Fahrenheit.

TRAINING

Attend and participates in Campus Apartments training programs as required to maintain personal and professional skill level.






ATTENDANCE

The position requires the ability to work any of the seven days of the week, 52 weeks of the year.
Due to property staffing limitations, it is extremely critical that individuals possess the ability to work their scheduled hours on a consistent basis and that employees in this role acknowledge that during seasonal “blackout” requests for time off will not be approved unless due to unforeseen emergencies for which supporting documentation shall be required. The position requires the ability to serve on-call as necessary.

My client's average sale is anywhere between $2000 to $24,000, depending on type of job and services rendered. An average sale might be $2,500 for a 20-page website. They see great potential with developing their internet, and website marketing opportunities. They focus on companies in growth mode, targeting contacts at the management level or above. You’ll be required to schedule at least 10 phone appointments per week and walk away with at a minimum, a "request for quote", which is a description of a website project that needs to be bid. However, you’ll need to go beyond that… you’ll need to become our clients trusted advisor for all their website and website marketing needs.

Now, before you say “Yeah, but is it reasonable to close many more accounts than this?” The answer is YES, it is. This opportunity could result in approximately $100,000 to $200,000, in total compensation. But, with a serious sales superstar, who knows what the potential is. The value proposition for our clients is compelling; you’ll earn commissions at a rate of 20% of gross sales from new accounts, with the opportunity to grow with sales management and increase volume/production.
